federal residential building code. This code sets very high performance standards for construction, safety, and energy efficiency of the home.
Every component of the home, plumbing, heating, electrical, and all building materials are tested to make sure they meet or exceed these
performance standards. Because of these strict codes the Manufactured Home is required to be completely finished and inspected before it
leaves the factory. The Manufactured Home has to be installed on the foundation at the building site to meet or exceed these federal residential
building code standards. As a result, the Manufactured Home industry is paving the way in these areas. The rest of residential building industry
has taken notice. It's no wonder that Manufactured Homes are the choice of a wide variety of people. This industry is steadily growing,
providing an affordable and comfortable environment where memories are made and families grow together.

Modular Homes
Modular Homes are constructed to the same codes and standards as homes that are built on-site. Modular Homes however are built inside
of climate-controlled factories. These homes meet or exceed all uniform dwelling codes, (UDC Codes) with ranch style, cape cod, loft, and
two-story plans available! Affordable Homes can be sure to build and design homes that work on your building site and fulfill your building
designs. Due to the popularity of factory built Modular Homes they are increasing in market share. Some of the most common reasons include:
flexibility of design, superior construction, warranties, Energy Star energy efficient, hassle-free, controlled cost, and time frame. All this, combined

Modular vs. Manufactured

Modular Homes	Manufactured Homes
Also known as prefabricated or factory stick built.	Also known as singlewide, doublewide, triplewide or sectionals.
Built to conform to all state, local, or regional building codes such as; International Building Code (IBC), Uniform Mechanical Code (UMC), Uniform Electrical Code (UEC), the same as on-site stick built homes.	Built according to the state construction standards act of 1976, known as Housing and Urban Development (HUD) code.
Built specifically for a basement or crawl space on personal property.	Installed on frost piers, engineered slabs, or basements. Can be installed on personal property or rented/leased property such as mobile home parks or communities.
Built in a controlled environment where no moisture touches the structure until completed.	Built in a controlled environment where no moisture touches the structure until completed.
There are many styles to choose from such as; rambler, multi-level, Cape Cods, Lofts, 2 story homes.	There are many sizes and styles to choose from such as; single section, double section or triple section.
Plumbing & Heating are done on site.	Self-contained home with a furnace, water heater, ducts & plumbing all on the main floor.
Usually less expensive per square footage than a site built home with the same longevity as its site built counterpart, increasing in value over time.	Generally, less expensive than modular homes.
Financing is obtained the same as new construction / site built homes, through a Mortgage Lender with the same interest rates.	Financing is obtained through a personal property loan or land/home packages. We have applications available in our office and or in some instances your personal bank may be able to assist you.
